Common Questions
What are your office hours?
We are open from 9 am to 5 pm Monday through Friday at 1213 Commerce Street Lynchburg, VA 24504. If you have a question over the weekend or after hours we will respond in a timely manner. For any emergencies, we ask that you call the maintenance emergency number at (434) 813-6289.
Do you allow pets?
Yes, pets are allowed at most of our properties with a $300 non-refundable deposit and a $25/month pet rent charge per pet.
How long is my lease?
All leases are 12 months with Consensus and tenants are responsible for rent for the full term of the signed lease.
Is there parking at my building?
Parking varies based on which property you live at. Off-street parking is available at some but not all of Consensus’ properties.
Do you allow tenants to sublet?
No. We do not allow tenants to sublet their lease at any property managed by Consensus Real Estate Services. If you need to move out early, we can work with you to find a new tenant to re-lease your apartment.
Do you require insurance?
Yes, all tenants must have renters or landlord liability insurance. You can either provide your own or pay $15/month for insurance through Consensus.
Common Applicant Questions
Who needs to apply?
We require an application for every adult who intends to live at the property. An adult is anyone 18 years or older and should complete the application.
Do you approve on a first come first serve basis?
We typically send one application at a time per apartment – if you receive an application you are in first in line. Applications are not available to the public, they are sent directly to you from Consensus Real Estate.
Is there a fee to apply?
Yes, there is a $50 non-refundable application fee per applicant.
Will you run a credit check?
Yes, there is a credit check that we review during the application process.
What documents will I need to submit?
When applying please provide proof of income and a verified photo ID.
What are the requirements for my application to be approved?
Consensus looks for a credit score of 650 or higher, income that is three times higher than the rental rate and previous landlord verification.
I applied, what is next?
We will reach out through email or a phone call to let you know if you have been approved or not. From there, you will get a move-in guide on what your next steps will be to finish the move-in process.
Common Resident Questions
When is my rent due?
Rent is always due on the first of the month every month.
How do I submit a maintenance request?
Tenants can log into their Tenant Portal and click on the Maintenance tab. Click on the Request Maintenance button to open a new request. Fill out the information needed and click submit.
Is there a number I can call for emergencies?
Yes, our emergency maintenance number is available 24/7/365. That number is (434) 813-6289.
I’m moving, when do I need to tell you?
We require a minimum 60-day notice about your intent to vacate. You can submit this notice through your Tenant Portal under the Contact Us navigation tab.
The power went out, who do I contact?
Please check with Appalachian Power to see the status or report a power outage. Please do not submit a maintenance request until you have checked with Appalachian Power.
My internet isn’t working, who do I contact?
Tenants should refer to their move-in information email for their internet provider – Comcast/Xfinity at River Lofts North, Seiontec at 1000 Court Street and SkyWire at River Lofts West, Lofts at the Point, Diamond Hill Lofts and 2001 Rivermont Ave.
When will I get my security deposit back?
Consensus Real Estate Services legally has 45 days to process a security deposit after a tenant has officially vacated their unit.
